It’s worth noting that these are average prices. Exceptional properties may command significantly higher values—or, as the saying goes, "the right price is the one at which the seller is ready to sell and the buyer is ready to buy." For instance, there are rumors that George Clooney’s Villa Oleandra in Laglio is for sale at €100 million. However, the actor himself has publicly stated that he is not ready to sell.

  • State Ownership of Waterfront Areas: Everything directly on the water, including beaches and piers, is owned by the state. Buyers acquire these areas through a concession agreement, which requires an annual fee for usage. While most properties in Italy are freehold, any part of a house located directly on the water may be subject to state ownership, and buyers purchase the right to enter into a concession.
  • Water-Only Access: Some villas can only be accessed by boat. For example, Villa Cassinella in Lenno, which is rented out to tourists on a weekly basis, has no land access.  Or  Villa Matilda in Pognana, a beautifully renovated property owned by celebrity couple Fedez and Chiara Ferragni, which recently has been put up for sale.
